Why Murrieta sellers call us
Two brokers, one plan, no hand-offs
You won’t be passed to a junior agent after the listing is signed. Here’s what working with us looks like.
01
You work with Michael and Anita directly
The two brokers you meet at your kitchen table are the ones pricing your home, reviewing offers and answering your calls through closing.
02
Pricing from Murrieta sales, not averages
We build your price from recent sales that genuinely compare to your home — same part of town, similar age, size, lot and fees — and we show you the numbers.
03
Prep that pays for itself
We walk the house with you and sort every idea into three lists: worth doing, simply disclose, and skip. Most homes need a plan, not a remodel.
04
Honest updates you can act on
You hear from us after showings and before every deadline — including the feedback that isn’t fun to hear, when it helps you make a better decision.
How we market a Murrieta home
Presented well, priced right, seen by the right buyers
Buyers decide from their phones whether your home is worth a visit. Our job is to make that first impression count, then keep the momentum going through every showing and offer.
- Professional photography and a listing description written for your home — not a template
- Full MLS exposure, which feeds the major home-search websites buyers use
- Promotion through Marchena Home Team’s website and social channels
- Showing coordination, with buyer-agent feedback passed along to you
- Every offer compared side by side on price, terms and strength before you decide
Pricing and preparation
Murrieta neighborhoods don’t all sell the same way
A newer tract home with Mello-Roos, an older home on a larger lot and a house in a gated golf community each attract different buyers at different price points. Your plan should reflect that.
Pricing
A price range you can see the reasoning behind
We compare your home with recent sales and current competition nearby, then account for what buyers in your price range weigh most — condition, lot, upgrades, and monthly costs such as HOA dues and Mello-Roos. See our Mello-Roos and HOA guide for background.
Preparation
Spend where buyers notice, skip the rest
Paint, lighting, landscaping and small repairs often matter more than big projects. We help you decide what’s worth doing before photos, what to disclose, and what to leave alone. Our staging guide covers the details.
The selling process
From first conversation to closing day
Six clear stages. You’ll always know where you are and what happens next.
Step 1
Consultation and walkthrough
We tour your home, listen to your goals and timing, and answer your questions. No cost, no obligation.
Step 2
Pricing strategy
We review comparable Murrieta sales together and agree on a list price and a plan for the first weeks on the market.
Step 3
Preparation and photos
You handle the short list of prep items; we schedule professional photography and write the listing.
Step 4
Launch and showings
Your home goes live. We coordinate showings, gather feedback and keep you updated.
Step 5
Offers and negotiation
We lay out every offer side by side and negotiate for the price and terms that fit your plans.
Step 6
Escrow to closing
We track inspections, appraisal, repairs and deadlines so nothing slips before you hand over the keys.

Murrieta seller questions
Questions we hear from Murrieta homeowners
Should I sell to a cash buyer or list my home?
A cash or “we buy houses” offer trades price for speed and convenience. Listing on the open market puts your home in front of many more buyers, which usually brings a stronger price. We are not a cash buyer — we list homes. If you need to move quickly, we can price and plan for a faster sale and help you compare any cash offer you receive.
How long does it take to sell a home in Murrieta?
It depends on price, condition, location and the season. At your consultation we’ll show you how long comparable homes near you have taken recently, so your timeline is based on real numbers.
Do Mello-Roos or HOA fees affect my sale?
They affect a buyer’s monthly payment, so they can influence which buyers are a fit and what they’ll pay. They are disclosed during the sale, and we factor them into your pricing strategy.
Do I need to make repairs before listing?
Usually not major ones. We’ll help you pick the few improvements that buyers notice, what to simply disclose, and what isn’t worth the money.
What will it cost to sell?
Costs include the brokerage commission, which is negotiable, plus escrow, title and other closing costs. We’ll walk through estimated costs and your likely net proceeds before you list.
Can you help me buy my next home too?
Yes. Marchena Home Team also represents buyers, so we can help you coordinate the timing of your sale and your next purchase.
Is the consultation free?
Yes. There’s no cost and no obligation to list with us.
Do you only work in Murrieta?
This site is for Murrieta homeowners. Marchena Home Team also helps sellers across Temecula Valley at MarchenaHomeTeam.com.
